WellBiz Brands is looking for a highly motivated and self-driven Sr. Manager, Real Estate & Construction to provide project management and construction support for all new and existing locations across the WellBiz Brand portfolio. This person will be responsible for guiding franchise owners through the site development process, which includes working with vendors, supporting the architectural and permitting process, reviewing construction drawings, sign renderings, general contractor schedules, and bids, vendor quotes, site photos, and managing project files and other administrative tasks. They will work cross-functionally and ensure each location is built to brand standards. This position plays a critical role in supporting the touchpoints within the Development process through online systems, process and tools. The ideal candidate will have a strong background in Systems Administration, project management and cross functional collaboration.

Compensation Range: $85,000.00 - $95,000.00/annually. Offers to select candidates will be made on a fair and equitable basis, taking into account specific job-related skills and experience.
Salary ranges reflect Colorado disclosure requirements. Compensation may vary by geographic location for candidates working outside Colorado. This position is eligible for an annual performance-based incentive bonus with a target opportunity of up to 20% of base salary, along with a comprehensive benefits package.
Position Responsibilities:
- Development Systems Administration
- Oversee the implementation and optimization of development systems related but not limited to, project management tools, primary datasheets, GIS, CRM systems.
- Improves efficiency, scalability and reliability by leveraging the seamless integration of systems used by Development across Franchise Growth, Real Estate and Construction teams.
- Supports the Business Intelligence (BI) and analytics need for information in an easily digestible format.
- Domestic & International Site Development Project Management
- Work with franchisees to provide project management and construction support for new locations and relocations
- Partner with Design, Development, Real Estate, NSO team, and other key stakeholders to provide direction and status updates on the construction process for all new locations.
- Lead weekly status calls with franchise owners, the NSO team, and third-party vendors to discuss project status.
- Lead weekly status calls with architects for updates on on-site surveys, construction drawings, permits (timing and approvals), etc.
- Work with the architect and franchisee to coordinate a site survey to ensure the viability of the proposed location, including use, zoning, parking, regulatory requirements, design standards, utility availability, costs, and fees.
- Proactively manage and follow up on the site survey process, construction documents, permits, signage, and project vendors, franchisees, etc., from start to completion.
- Review and redline construction documents, both architectural and MEP, to verify layout and finish selections and communicate any necessary changes directly to the architect.
- Review and approve exterior signage and interior graphics from third-party vendors to ensure brand standards are met.
- Manage GC bidding process, review and analyze bids, and provide guidance to franchisees.
- Oversee the construction process and hold GCs accountable to brand standards, CDs, and project timelines.
- Responsible for providing updates on the architectural, permitting and construction process and providing date changes to the team to ensure reports are correctly up to date.
- Organize, maintain, and manage project files that include items relating to construction, architecture, and permitting.
- Work with the internal team, GCs, architects, etc., to assist in value engineering the buildout for each brand.
- Work with franchisees, Design, Operations, and other key stakeholders to provide direction on all remodels and refreshes.
- Work with Design, Operations, Marketing, and other key stakeholders to manage and coordinate various project rollouts.
- For international projects, ensure all country-specific nuances are managed to provide support to developers, provide access to information, and facilitate timely openings.
- Reporting & Special Initiatives
- Provide weekly reporting and updates to executive leadership and internal key stakeholders on milestones, date changes and the overall status of any active projects.
- Develop and maintain Development dashboards to track KPI’s for the department.
- Identify and execute special initiatives as assigned to support the Real Estate and Construction department functionality, efficiency and support levels for stakeholders.
- Content Management and Training
- Ensures the development of a Franchise Content Library as a central online resource.
- Participates in and presents at the franchisee handover call and/or international confirmation day sessions.
- Facilitates ongoing and effective communication within the Development department to ensure all data and information in the central repository is the latest and suffices as the source of truth in compliance with brand standards.

Essential Skills, Experience, and Qualifications:
- Proven history leading site development projects, managing cross functional teams and driving tactical initiatives, preferably in franchising or multi-branded growth.
- Strong systems administration background in the development arena within a franchisor organization.
- Strong ability to build relationships and influence stakeholders across the organization, without authority.
- Deep proficiency with Smartsheets, Sitewise GIS, FranConnect and Project Management systems.
- Bachelor’s degree in project management or minimum 7+ years in a senior management role.
- Solid business acumen, and understanding of the franchise sales, resales/portfolio management, real estate, construction and site development process.
- Ability to apply critical thinking and problem resolution to all areas of project execution and across the Development lifecycle.
- Ability to work independently and be self-motivated while collaborating in a team environment.
- Proven ability to communicate professionally and build solid internal and external relationships.
- Organized, detail-oriented, ability to exercise independent judgment and prioritize tasks and schedules.
- Excellent written and verbal communication skills.
- Flexibility and desire to work in a fast-paced and evolving organization.
